- Siare operates as a vertically integrated property investment and private credit platform. We originate, structure, finance, and manage Australian property projects. Our services include debt and equity investment vehicles, construction and development finance, and capital stack optimisation for sophisticated investors, developers, and referral partners.
- We hold an AFSL and are regulated by the Australian Securities and Investments Commission (ASIC). Our financial services are provided in accordance with the Corporations Act 2001 (Cth) and associated regulations. We maintain professional indemnity insurance and comply with all applicable financial services laws.
- Our team includes experienced operators in property investment, finance, and capital markets. We co-invest in every deal we structure, eliminating conflicts between our interests and those of our investors. This alignment ensures we are committed to the same outcomes as our partners.
- We charge fees for our services, which vary depending on the product and structure. Investment management fees, origination fees, and advisory fees are disclosed in relevant product documentation. All fees are transparent and agreed in advance.
Services and products
Private investments
We offer investment vehicles designed for Wholesale Investors through the Siare Private Investments Income Fund — an open-ended wholesale unit trust. These include the pooled Ordinary Class (mortgage-secured property credit, target return RBA Cash Rate +5% p.a. net of fees), and deal-specific Classes offered under Supplementary Information Memoranda: first-mortgage debt, second-mortgage mezzanine and preference equity. Each product is structured with rigorous due diligence and full transparency.
Private credit
We provide property finance to developers and investors for business and investment purposes. Loans are secured by registered mortgages — first-ranking facilities up to 80% LVR on an 'as-is' basis, with higher-LVR and second-mortgage structures available where the deal supports them — for terms of 3 months to 3 years, across residential, commercial, industrial and specialised property. Independent valuations are obtained before any funds are advanced, and indicative terms are provided within 48 hours of application.
Capital advisory
We optimise capital stacks for complex property projects. Our advisory services help developers and investors structure financing to maximise returns and manage risk. We work with brokers, accountants, and other advisors to deliver tailored solutions.
Conflicts of interest
We manage conflicts of interest through several mechanisms. We co-invest in every deal, ensuring our interests align with those of our investors and borrowers. We maintain clear separation between our investment team and advisory team. We disclose all material conflicts in writing before providing services. Our Conflicts of Interest Policy is available on request.
How we are paid
We are paid through fees charged to investors and borrowers. Investment management fees are charged as a percentage of funds under management. Origination fees are charged on new lending facilities. Advisory fees are charged on a time or project basis. All fees are disclosed in advance and documented in relevant agreements.
Wholesale investor access
Our investment products are offered to wholesale clients only, in accordance with section 761G of the Corporations Act. We require certification of wholesale status before providing access to our wholesale portal. This ensures compliance with financial services laws and protects retail investors.
Complaint handling
We take complaints seriously and have established procedures to resolve them quickly and fairly. Complaints should be made in writing to our Complaints Officer. We will acknowledge receipt within one business day and provide a response within 30 days. If you are not satisfied with our response, you may refer the matter to the Australian Financial Complaints Authority (AFCA).
