When one link is unmanaged, the money stops, often without anyone actually saying no. Interest keeps running and the programme slips while nobody drives the chain.

This is for owners who do not want to run consultants and a builder personally, and for developers who need a second project team for a specific site while their own is stretched.

What owners ask first.

Is Siare the builder?

No. We work alongside your builder and consultants. We do not hold a building licence and do not carry out construction work.

What happens if my builder needs to be replaced mid-project?

It is one of the harder things to manage well, which is why lenders underwrite the builder as hard as the borrower. We evidence the change and work to keep the facility alive through it — see vetting, insuring and replacing a builder.

Why do progress claims get held up?

Usually sequencing, not credit: an inspection never booked, a variation claimed without written approval, or a claim that does not reconcile to the cost plan. See why a progress claim gets held up.

Do you manage the lender relationship too?

We can, alongside finance arranged through development and construction finance. Drawdown decisions remain the lender's, assessed against the QS report.

Can you take over a project already underway?

Yes. Engagement after a claim has stalled, or after a builder issue has emerged, is common.

What does handover actually involve?

Retention release, defects liability tracking, titling and occupancy items, and an exit — sale, hold or lease-up — planned before completion rather than decided after it.
