Hands-on progress-claim management delivered a duplex five months early — with the exit planned in advance, one dwelling sold at auction and one refinanced to hold.

The situation

A two-dwelling duplex development in Altona North, funded by a La Trobe Financial construction facility, running in parallel with several other active projects in the same portfolio.

What we did

We ran the facility hands-on from settlement to completion — managing the full progress-claim cycle, including QS inspection bookings, claim submission, drawdown letters and payment follow-through, so that construction was never waiting on funding. As completion approached we planned the exit before it was needed rather than after: one dwelling to market, one to be retained and refinanced.

The result

The project completed five months ahead of schedule in May 2025. Dwelling B sold at auction on 5 July 2025 for $1,250,000 and settled two months later. Dwelling A was refinanced onto a 12-month La Trobe residual stock loan, letting the client hold the asset without a fire sale and without the construction facility's cost or covenants.

Why it matters

Finishing early only creates value if the finance is ready to flex with you. Planning the exit — sale for one, residual stock for the other — meant an early completion turned into realised profit on one side and a retained asset on the other.
